How does X-Arch make money?+
X-Arch makes money when the property is sold, after
we deliver above-market returns to our partner. We
make money from the value that we provide to the
partnership.
Who is an ideal partner?+
A smart, patient, and savvy businessperson who is
seeking above-market returns on their investable
assets, that is looking to sell the property within 5 years,
however, does not need to sell the property immediately.
What are the ideal properties for X-Arch?+
X-Arch works with different types of properties, but
properties should be located within thriving urban areas,
whose current entitlements can be updated and modified
or farmland that has been included in the residential or
commercial growth areas.
How does my guaranteed value get indexed?+
We will rely on House Price index for residential
prices.
What if real estate prices go down?+
X-arch cannot guarantee where real estate prices
will be in the future, however, what we can guarantee
is that we will not receive any fees, unless we can
demonstrate added property value to our partner.
How long will the process take?+
The process should take 2-3 years, but it could last
up to 5 years. For country lands the process could
go beyond 5 years.
What if I do not want to sell my property after the term of the project?+
Depending on the situation, you can continue to
operate the property in the same manner as you
have in the past, however, X-arch will need to
move on from the project. We will work together
to find an equitable solution for all parties.
What if I need to sell the property early?+
Unforeseen circumstances arise and if a partner needs
to sell the property before it is ready for market,
we will work with the partner to meet their cash flow
needs.
