We assess each prospective property’s potential: whether the property is in a constrained location, suboptimal zoning, or other challenges for development. If your property qualifies to move to the next stage, we will then proceed to a deeper dive to see where we can add value to your property.
Our Process
Our unique process is outlined below. We work with our property partners to make sure
that the process matches their specific timelines and future cash flow needs.
Property Qualification
Every property is reviewed and scored for further study and review. Not all properties qualify or are
eligible for partnership. Many site factors are considered before moving to preliminary assessment.
Preliminary Assessment
Following property qualification, X-Arch proceeds with a preliminary analysis of the property. The preliminary analysis will indicate what future development opportunities the site has and provide illustrative project economics. Projected timelines and unique project challenges will be identified.
Diligence/Feasibility Study
If both parties are satisfied with the preliminary assessment and the high-level projections, X-Arch and the property owner appraise the property and commission a feasibility study. These costs are paid by X-Arch if we move to project execution. If the property owner decides not to move forward, the costs of the studies are paid by the owner, as the studies are theirs to keep.
